Roof tiles are now more popular than slate. They are available in both flat and profiled — such as Roman pan tile effect.

Modern tiles are manufactured from a composite concrete material which is more stable than traditional clay tile. It is important to note that tiles are heavier than slate so if an old slate roof is being replaced with tile it might be necessary to reinforce the rafters.

It is frequently the case that a leak is limited to one section of the roof. This might be due damaged or cracked slates or tiles or the felt underneath might have perished. In fact roofs on older properties often did not incorporate felt underlay.

For selective repairs good quality reclaimed tiles and slates are often used so that they blend in with the appearance of the rest of the roof.

When repairing a section of the roof that is leaking it is good practice to also replace the sarking membrane and battens underneath. Modern sarking membranes are both waterproof and vapour permeable so that the material sheds rainwater while allowing moisture in the roof to vent naturally. This prevents condensation build-up that can cause rot later on.
